How this calculator works

  • SDLT uses marginal bands: each rate applies only to the portion of the price in that band.
  • Standard residential bands come from the tax data file.
  • First-time buyer relief applies only up to the relief price cap in the data file; above that, standard rates apply.
  • Additional properties add a surcharge to each band rate.
  • HMRC rounds SDLT down to the nearest pound.

SDLT = floor(Σ (price in band × band rate)). Additional property: band rate + surcharge. First-time buyer: alternate band table when price ≤ relief cap.

Frequently asked questions

Does this cover Scotland or Wales?

No. Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT). This tool is SDLT for England and Northern Ireland only.

What counts as an additional property?

Usually when you will own more than one residential property and are not replacing your main home. Rules are detailed on GOV.UK — check before relying on the higher rates.

Is the non-resident surcharge included?

Not in this version. Non-UK residents may pay an extra surcharge on top of standard or higher rates.

Are linked transactions or mixed-use properties handled?

No. Linked purchases, mixed residential/non-residential, and leases need specialist calculation.

Why is SDLT rounded down?

HMRC instructs that the amount of SDLT calculated is rounded down to the nearest pound.
